Headlands Holidays is a self-catering holiday letting agency based in North Devon. We started the business because we know we can offer holidaymakers and holiday home owners a better deal than any other agency. We believe there is no substitute for good old fashioned customer service and a flexible and efficient approach.
Our portfolio of properties is expanding rapidly and we are always happy to head from holiday home owners (or prospective holiday home owners) in any area of North Devon, particularly Woolacombe, Mortehoe, Croyde Bay, Braunton, Georgeham, Ilfracombe, Berrynarbor, Combe Martin and the surrounding areas.

Ten reasons to let your property through us
We strive to maximise the letting potential on your property
We're not an agency that will sign you up and then just sit back and hope the bookings roll in. Even if you tell us your property is only available to let for six months of the year, we work hard to promote your property and, if necessary, introduce special offers, short breaks and last minute deals to fill weeks where your property isn't booked. We believe that it's better for everyone involved if a property is let as often as possible. If it sits there empty for a week, it earns nobody any money.
We guarantee full rent on your property, even if the customer cancels their booking
We ask that holidaymakers cover all bookings with comprehensive holiday insurance. This protects everyone (you, us, the holidaymaker) against cancellations and means that you always get your rental from a booking no matter whether the holidaymaker cancels six weeks or six hours before the booking date.
We offer you support and advise on setting up, cleaning and maintaining your holiday let
We know how daunting it can be taking on a new property as a holiday let, so we offer a comprehensive service to help you get up and running. Whether you need help with maintenance, housekeeping or simply advice on what should and shouldn't be in your property - just ask!
We promote your property on our comprehensive web site
Our web site has been designed to be easy to use and to give much more information about each property than any other letting agency web site that we know of. We have an in-house web design team working to update it on a daily basis and improve it all year round. We also conduct a range of advertising and search engine marketing campaigns to ensure that every one of our properties gets the exposure they deserve.
We promote your property directly to our database of past holidaymakers
We have over 19 years of experience in the hospitality industry and our database of holidaymakers continues to grow every year. Regular, targeted marketing to the database ensures good numbers of bookings. We're proud that the vast majority of these people keep coming back year-on-year.
We include your property in our full colour brochure
Our brochure, like our web site, strives to provide more information and better photography than any other agency brochure. Distributed to our database on an annual basis it provides the regular holidaymaker with a chance to see what's new and what's changed before they book with us.
We take a set of professional photographs which will be included in all marketing
Headlands Holidays is proud to offer a professional quality photography service using studio lighting for no cost when you join us. Good photography sells a holiday property to a holidaymaker in a way that words simply cannot.
We produce a unique video tour of your property to really help holidaymakers get a feel for your property
Why stop at just photographs, we say? Each of our properties also receives a visit from our video team who shoot and edit a professional video tour of the property which is then used on our web site. This illustrates what each property has to offer in a way that no other medium can.
We charge a significantly lower rate of commission compared to most other agencies
The financial aspects of a holiday let are critical - we charge significantly less commission than most of the agencies in our area. Over the course of a year this saves our clients thousands of pounds.
We don't charge a joining fee
It's as simple as that. No joining fee. We think they're unnecessary. You won't pay us anything until we've taken your first booking.
